Applications Instructions & Policies

Thank you for your interest in our rental properties. Below, you will find the instructions and criteria required for applying for a property managed by JLF Construction Property Management. It is very important that you read the information below prior to filling out an application to understand what is required for renting our properties. Application

To apply for any of our properties, please go to our website at www.jlfpm.net, click FOR RENT, choose a property, and click “APPLY NOW” (or you can just “Apply Now”). We do at times have waiting lists and will keep your application on file for up to 90 days from the time an application was submitted and approved to the office.

It is a requirement that each applicant, 18 years of age or older, must fill out a separate application. Please contact the office or Property Manager for any clarification.

It is required that the entire application is completed. Failure to supply information can result in a denial of the application.

JLF Construction PM accepts only signed and COMPLETED applications.

JLF Construction PM processes completed and signed applications as they are received. Selection is not a first-come, first-served process.

Due to a high volume of submitted applications at different times of the year, there may be a delay in processing. We may at one time have several qualified applicants for all properties, but not enough properties. The first qualified, completed applicant for each specific unit is reviewed by management at JLF Construction PM.

When submitting an application, applicants must upload verifiable photo identification such as drivers’ license, military ID, state ID, or passport. Identification from merchant stores or school Identification is not acceptable.

Submitting an Application online is the easiest way to apply and will accelerate getting your application processed. Please be sure all proper documentation is turned in when submitting your application(s). If we have to ask for additional information it may slow or delay the application process.

The Application/Processing Fee

A $35.00 application fee is required per application, no exceptions, and is non-refundable.

Every individual over 18 years old of age must fill out a separate application.

This fee is to cover the costs incurred while processing the application (checking credit, verifying income, and checking rental history and references), however every application will be considered for all complexes (properties). You do NOT need to fill out an application and pay a fee for every available unit or units of interest.

Basic Criteria

Valid ID required (as stated above).

You will need to submit proof of local employment income (current pay stubs from last two pay periods, current tax returns, etc.). Please take note that for all adults who are applying together, a combined monthly income of at least 3x/monthly rent will be looked at for total income qualifications.

You will need to provide 3 accurate landlord references per application, per applicant. If you do not have these due to lack of rental history, please do not worry. Please DO NOT USE FAMILY REFENCES for your current or previous landlord references.

The basic criteria will prove the ability to support the rental income and care for the property. Negative findings on one or more of the three areas can cause denial of an application: false documentation of any kind is immediate grounds for denial of an application.

Income

All applicants are required to supply reasonable, reliable, and legal documentation of income verification; all documentation on income is required upon submitting an application.

Examples of income are CURRENT employee records, current pay stubs are preferred, letter of intent to hire, 1099 profit and loss statement, social security documentation, monthly stipends, trust funds, bank statements that feature your name and regular deposits and other sources that will reflect the ability to make monthly rental payments.

JLF Construction PM must be able to verify all income sources, and reserves the right to disqualify applicants for failure to prove verifiable income, supply adequate documentation, or prove the ability to support rental payments.

Credit

JLF Construction PM obtains a credit report for all applicants, and does NOT accept any outside copies of credit reports from applicants, no exceptions.

JLF Construction PM accepts discharged bankruptcies, if the prospective tenant has re-established good credit and a sufficient credit score that meets our standards.

Credit scores under 600 will be grounds for denial of any application. However, co-applicants will be accepted to fulfil credit requirement if JLF Construction PM finds it necessary.

Rental History or Property Ownership

JLF Construction PM requires a minimum of three (3) accurate landlord references, and/or homeownership, unless a co-signer is accepted or mitigating circumstances are proven.

All references must be verifiable and family references are not accepted.

Negative references can be grounds for denial of an application.

Co-Applicant (Co-Signer)

Co-Applicants must fill out the same application that would be filled out by a perspective co-applicant (applicant)as well. They will also need to pay the $35 fee to be thoroughly processed to qualify as a co-applicant for the property or properties.

Co-applicants will then be sent an agreement/lease to be initialed and signed upon the prospective co-applicant being approved for a property.

Having a qualified co-applicant does not guarantee an applicant will be selected for approval.

Acceptance/Denial

JLF Construction PM notifies applicants of acceptance or denial within 5 business days of application, unless JLF Construction PM cannot complete verifications. If more documentation is required, JLF Construction PM will notify the applicant.

Giving false information is automatic grounds for denial.
